Love It Or List It Season 12 Episode 13 Recap: New Kid On The Block

Ryan and Ashley quickly bought a fixer-upper when they found out they were expecting their first child. They expected to have the house fixed up before their son arrived, but that didn’t happen. And now their son is four-months-old, and the last thing Ryan wants to do is work on the house. He wants so spend time with his son.

The problem is that Ashley has fallen in love with the bones of the house, so she thinks with some work, the house is a keeper, and even Ryan will think so. Ryan begs to differ. He hates all the work that still has to be done. He hates the deck. He hates the master bathroom. He hates the laundry room. He hates it all. Actually, he’s embarrassed by a lot of the house because so much of the remodeling is started but not finished. But Ashley thinks Ryan has half the work done, so all they need is a little help.

That means it’s time for Hillary and David. After some of the usual fake bickering between the two of them, they find out what it will take for Ashley and Ryan to Love It Or List It.

Must Have to Love It:

  • Renovate media room
  • Flooring throughout
  • Organize master closet
  • Update master bathroom
  • Finish mudroom
  • Open kitchen
  • Screened in deck
  • Update hall bathroom
  • Fix outside of house

Budget: $70,000. Hillary says there’s no way for them to get all that done perfectly, but it’s enough to make them want to stay.

Must Have to List It:

  • Four bedrooms
  • 2.5 bathrooms
  • 2-car Garage
  • Large lot
  • Screened in porch
  • Move-in ready
  • Walk-in closet
  • Kitchen with island
  • close to work

Budget: $380,000. David is sure he can find all those things for that price.

David starts looking for homes, and Hillary and the contractor get to work on figuring out what they can do with $70,000. Hillary quickly finds out she’s going to miss a few things on their list. And as for David, the first house he shows them is so over budget, that he decides might not be able to find them what they need. So basically it seems David nor Hillary can pull this off. This is going to be a fun one.

Hillary can’t open up the kitchen or fix their deck. And even though she initially said she couldn’t even paint the outside or fix the yard, Ryan pushed for that until Hillary figured out how to fit those requests in.

David has finally found the house that could make them want to list their other house. It has four bedrooms, three bathrooms, a screened in porch and a spacious yard. And it’s close to their current house. It sounds perfect but what about the price? It’s $398,000. It’s over budget. But they seem to think it’s doable, depending on what their other house could sell for after the renovation. What are they going to do? First they have to check in with Hillary.

Back at their existing place, they find the outside painted and refreshed and they love it. Inside they find new floors and beautifully redone bathrooms. But there’s still a lot of work left to get the house just where they want it. It seems like to me they should list it and move into the perfect house David found.

David helps sweeten the deal by telling them their $280,000 house is now worth $365,000 following Hillary’s work. So that would make their potential move easier.

So what did they decide to do? They’re going to List It! I think they made the right decision. Hillary just wasn’t able to do enough with that $70,000 and the house David found was perfect.
