Last night on Good Bones season 3, Mina and Karen tackled a house with an odd layout, but tons of historical charm. It looked like this house was at one point broken up into apartments. Unfortunately, while they were framing the house, they found a structural problem that hit the budget hard. This house is a 3800 square foot house with three bedrooms and three bathrooms. They bought this property for $20,000 and their ideal buyer would be someone who works downtown and wants to live closer to work. This is what the house looked like before.

The biggest renovations that needed to be done was opening up the floorplan, expanding the master bedroom, reworking the layout of the second floor and finishing the attic for an extra bonus area. Mina put the renovation cost on this house at $215,000 which put them all in at $235,000. Before the project started she thought that listing it at $275,000 would be good, but she doesn’t know the area that well and was worried that wouldn’t work.

During demo day, Karen and Mina were able to remove some pocket doors. There was no mechanism for them, but they think that they can make them into a great dining room table. The plan for the first floor is to open up the living room, dining room, and kitchen space and then putting the master bedroom on the first floor with a master bathroom and closet. While taking the siding off, they realized that the front opening is much bigger than the current one.

After demo, they checked in with Paul, their foreman on this job and he had some bad news for them. There were some structural issues with this house, one of them included the front of the house not even being attached to the rest of the house. This is going to cost quite a bit to fix so Mina was hoping that they could save some money in other places because they can’t afford for this house to cost any more than they already budgeted for.

While the drywall is being put in, Mina and Karen go over some design options for the house. They had colors picked out, the tiles and the flooring. They also decided on putting in a chandelier and some really cute hardware for the cabinets. At this point, they were still trying to figure out what color the countertops are going to be and if they are going to use butcher block on the island or not.

We later watched as Mina and Karen went door shopping for the front door. The first door they found that they really liked was almost $2000 so they moved on to look some more and moments later, Mina finds another one, but that one was $2500. They were finally able to find a set of doors that Mina thought would be appealing to buyers and I couldn’t wait to see them installed!

They finally made a decision on the countertops and decided to do butcher block on the cabinets countertops and white quartz on the island. Later, Corey calls Mina with an issue with their fence. There is a line of sight law in Indianapolis and because this is a corner lot the fence can’t go past a certain point on the property. They decided to bring the fence out as far as they can and then put a low hedge in between to help separate the yard from the sidewalk.

After all the landscaping is finished, the furniture and decor is being brought in and staged. This is what the house looked like when it was finished!

The renovation cost on this house ended up being closer to $220,000 which put Mina all in at $240,000. They showed it to a potential buyer, but they decided not to buy at this time so Mina listed it at $275,000 and hopes to make a little bit of profit off this house.
