Property Brothers Recap Season 12 Episode 6 - Expecting the Unexpected

Last night on Property Brothers season 12, Jonathan and Drew helped newlyweds Jana and Jason find a home where they could raise a family. Their condo sold much faster than expected to, which means the Property Brothers have a lot of work to do in very little time. Jana and Jason’s all-in budget is $1,200,000 and they have a laundry list of things they would like. They both have very different styles and that’s where Jonathan comes in. They also have two completely different location needs. Jason is okay with being a little further out, Jana wants to stay close to the city.

The first house they look at is a little further outside the city than Jana is going to like, but it has 2500 square feet of living space and four bedrooms, three bathrooms and it sits on a half acre of land. Jana sees the potential, but can’t get over how long it took for them to get there. This home is an older home and a little closed off, but Jonathan has ideas for opening this up. Jana and Jason are thrilled about the ideas Jonathan has. This house is listed at $925,000, which hits Jason where it hurts, but the renovation would only take $200,000 which leaves them under their max budget.

The second house they look at is closer to the city it is 3000 square feet, four bedrooms and four bathrooms. Jana is not thrilled about the exterior of the house, but likes the location. Jason is fine with the character in the house, but Jana wants something with a little bit of modern flare. Jonathan’s got his work cut out for him, that’s for sure. This house is very closed off and with their budget, Jonathan warns them that he will not be able to open this house up, Drew also has some bad news off the bat, the seller disclosed that the house has asbestos. the house does have a pretty big yard for it being in the city and it has a garage, but the garage is not worth keeping. They would have to rebuild the garage for Jason. The house is listed at $1,099,000 and it would cost $155,000 which is out of their max budget.

After a couple of days, Jana and Jason has made a decision, but only if Drew can get the price down a little more. They want the house in the city, but need the price down to the $1,045,000 price point. Drew puts the offer in and the seller accepts it. This is what the house looked like before the renovation.

During the demolition, Jason tells Jonathan that Jana will be by a little later because she isn’t feeling well. After getting some of the demolition done, Jana shows up and Jonathan asks her how she is feeling. She tells them that she is feeling more excited than anything because she just found out she is pregnant! Jason knew that already, but they wanted to tell Jonathan together when she got there!

The original plan gets blown out of the water when Jana decides she wants to completely open up the house now that there is a real baby on the way. The only way they can make this happen is if Jason doesn’t get his dream garage. They take some time to think about the idea and Jonathan would get some numbers.

They come back a day or so later and Jonathan tells them that the abatement team has come and gone and the house is now clear of asbestos. However, they found that there is a lot of electrical that has to be replaced because it’s all knob and tube electrical work. Jonathan then tells them that he has gotten the numbers they needed for the open concept. It would cost a total of $40,000 to open up the floor plan, Jason tells Jana that it would cost less to get his garage. However, she is able to talk Jason into waiting for his garage.

There is some good news, the steel beams that they original budgeted into the cost of opening the first floor up are not needed after all. The joists in the ceiling are 12″ joists which are much bigger than they even need. Jonathan tells them that because of the fact that they don’t need the steel beams, they are able to knock $8500 off that cost. However, the replacement of the electrical is going to cost $3000 and they want to add insulation in places where it wasn’t before. That’s going to cost $4000 at add. The costs continue to add up.

There is a big duct in the wall in the kitchen that needs to be hidden. Things are a little behind now that they decided on the open concept instead of the original idea. Jana and Jason were staying with one of Jason’s friends, but have moved in with Jana’s parents now. They are really anxious to get into their new home. Jonathan is able to scramble and get the house done as close to the original move in date as he could. This is what the house looked like after the renovation was completed!
