House Hunters Recap: Ready to Adult in Atlanta-1

Flight attendant Rhiannon wants to leave the nest and branch off into her own space in Atlanta, GA. On this episode of House Hunters, she brings her older brother Lane along  for help. He has real estate and home building experience, so Rhiannon hopes to use this expertise during her search.

She has a tight budget of $155,000, which she hopes affords her some extra room to rent out.

Wish Lists

Hers: Rhiannon’s extensive wish list includes ceiling fans, hardwood floors, a indoor washer and dryer unit, and a private outdoor space. She likes cape cod and colonial style homes with some vintage character. She’s fine with a condo but prefers a house, especially if it includes multiple rooms. Rhiannon also wants a updated, large open concept kitchen.

Rhiannon’s parents place is also about 40 minutes from downtown Atlanta–where she works. Therefore, she definitely wants a home closer to downtown.

House #1, $140,000

The Homeowners Association fee (HOA) would be $278 a month. This condo is stationed fairly close to a busy street, so upon arrival, Rhiannon and Lane hear plenty of cars. The inside of the condo has a lot of natural light. It also has Rhiannon’s ceiling fans, and a semi-private outdoor area.

The master bedroom is spacious with a walk-in closet and a large bathroom. The kitchen has been updated: It’s not an entirely open concept but pretty close.

House #2, $124,900

This is a private single family home–it’s far from downtown Atlanta. It has three bedrooms and two bathrooms. The place has hardwood floor, natural light, and large master bedroom and bathroom.

The place has about an acre of land, which isn’t in terrible condition but would need some maintenance. This place also has some other little projects throughout, like the kitchen needs some tweaks. All the possible renovations seem to worry Rhiannon, especially with the distance from work.

House #3, $129,500

The HOA on this place is $264. It also includes a lot of amenties, like a gym, pool, and tennis court. It  has the hardwood flooring that Rhiannon likes so much, but it doesn’t have much natural lighting. However, the french doors make it easy to bring in more natural lighting.

Rhiannon’s biggest issue with the condo is the very small kitchen.

Decision Time: We would have personally picked House # 2. For that price, that house was a steal, even with the few updates that it needed. However, Rhiannon was clearly not as sold on it. Between the two condos, condo #1 was the best option.

Rhiannon picks…House #1.

She got it for $135,000 instead of $140,000, and immediately began renovations. For her budget, Rhiannon got a great deal.
