Flip Or Flop Ft. Worth Season 1 Episode 3 Recap: Pulling Out A Paycheck

Flip or Flop Ft. Worth stars Andy and Ashley found a rare house for sale in a desirable neighborhood, and with an asking price at $115,000, they decide to jump on it.

It doesn’t take them long to realize why the asking price is so low. As soon as they show up to check things out, they notice that there’s zero curve appeal. There has never been any landscaping done to the house, the driveway is a disaster, and the roof needs replaced. They’re already looking at over $20,000 in repair costs before even entering the house.

Luckily, the main room is a nice size and won’t require much work. Andy thinks they can fix that up for a couple thousand dollars. As for the main bathroom, it’s a total gut job. That’s going to cost them around $4,000, Andy decides. The same goes for the kitchen. It’s a large space, but it all has to be completely gutted and updated. That’ll cost them another $20,000, they figure.

The bedrooms are going to require some extensive work, also. There’s a lot of unused space that used to be a patio, so they think they can turn that into a master bedroom and master bathroom. That would make the house a 3 bedroom. The back yard needs a lot of work, also. So the renovation prices are stacking up.

I lost count on specifics along the way, but they estimate the fixes will cost them upwards of $65,000. But they’re ready to go in on this flip. They ended up getting the house for $117,000, So it’s time for them to get to work. Renovation starts and Ashley starts looking for her fixtures and features.

But as always, they run into a problem pretty early on. The city has shut down construction because the new master bedroom plans don’t meet the required natural light requirements. Who knew that was even a thing. They decide to add some extra windows to get things rolling again. That means a few more thousand dollars, but it had to be done.

The rest of the flip goes relatively smooth. A few smaller issues popped up here and there, but they found really fast and cheap solutions. So it’s time to check out the finished house.

On the outside, the new roofing pops, and the landscaping and new driveway has improved the curb appeal by 100 percent. On the inside, the living room is bright and airy, and the original hardwood floors were sanded and stained and now look incredible. The new kitchen is modern and bright, but the tile backsplash is definitely the star of that space.

The bedrooms and main bath are 100 times better, but the new master suite is gorgeous. The tile work in the master bath is definitely one of my favorite parts of the house. The new patio and manicured back yard round out the flip. And what a flip it was.

They decided to list the house at $255,000 and after a successful open house, they ended up accepting a full offer on it. That means after their original $117,000 purchase price, $72,000 in renovations and some closing costs, they made a $53,000 profit.
