Property Brothers Recap Season 10 Episode 20 - Sagging Century Home

On last night’s episode of Property Brothers season 10, Jonathan and Drew helped KatieMichael and their three daughters, Brooklyn, Paris and India find their forever home. They were living in a home that was too small for the five of them and quickly sold that home. They then moved into a one bedroom rental with the hopes that Drew and Jonathan can find them the house of their dreams! Their budget is $1,060,000 dollars with no flexibility. They are looking for a four bedroom, two bathroom home within the same area they are living because two of the daughters don’t want to change schools.

There isn’t much for Drew to show them in their desired area, but the first house is a four bedroom, four bathroom, 1800 square foot home, but it also has slopes in the flooring. Jonathan tells them that it could be that the house has been settling and because it’s a 100 years old, it probably has settled all that it has to. Jonathan tells him that he could have an engineer come in to check it out. This house is listed $869,000 which leaves Jonathan with almost $200,000 for renovations.

There is only one other house in their area and Katie and Michael aren’t happy about it not being within walking distance from the girls school. They are also not happy with the tight opening, but Jonathan tells them they can fix that. This is a four bedroom, two bathroom and 1600 square feet. The house has a lot of potential, but Katie is a little scared about moving the kitchen and making the current kitchen the living room. There is a bonus, the basement is a small in-law apartment that can be converted into a huge master suite. It is listed at $719,000, but they think it’s going to go for $815,000, but cost less to renovate and wouldn’t take as much time to renovate either.

After thinking it over, the women of the house really want to go with the first house, but Michael wants to go with the second one because it’s newer and has less issues. After talking it out in front of Drew, they decided to go with the first house. It has more space and it’s closer to the girls’ school. They go in with an offer of $865,000, but the seller rejected the offer and countered at list price Michael and Katie thought that it was a fair price for the house and take it. After talking to the engineer, they set the budget for renovation at about $190,000. This is what the house looked like before the renovations!

There is a back room addition on the house that Michael and Katie were really hoping would be able to come down, but after ripping down the sheet rock, they find solid brick behind it. All of a sudden, one of Jonathan’s crew members call for him to come check something out (this can’t be good) and he points out that there is an asbestos duct in the wall of one of the rooms. Good news is, it’s only one duct and it was removed quickly.

Jonathan got some bad news from the engineer now that everything has been demoed, they can’t jack up the house like they thought they might be able to. However, they can take down the brick wall in the back. Unfortunately, there is more bad news, the house isn’t finished settling like they were originally hoping for. Now that they had to put a beam in, the post that it is sitting on has no support under it and the engineer tells them that they house is going to continue to settle, but to the front of the house and faster than before. Katie and Michael are not happy about this news at all.

There is a solution to the problem, they have to dig out a section under the house and underpin the house to make sure that it doesn’t sink anymore. Unfortunately, they did a soil test and there is no compression in the soil so they have to break open a bigger section of dirt and put in concrete posts to secure the home. It’s going to cost an extra $5000 and take a little longer to do it. Michael is stressed out to his limits and Katie goes to see Jonathan privately to talk to him and when he tells her that they might not hit their original deadline, she tells him that they have already put in their notice with the owner of their rental and they only have a day or two past that.

The floors are now level, but there is more bad news. There is more electrical that needed to be replaced which costs more money to do. Jonathan is moving on to the girls rooms while his team is working on other areas of the house. We don’t see anymore of the work from here on out and they cut right to the reveal of the house. I have to say, I was really surprised by what this house looked. Here is what the house looked like after the renovation was done!
