House Hunters Recap: Palace with a Pier

Justin and Shane want to find a vacation home in Palacios, TX. The couple currently reside in El Campo, TX, but Justin grew up in Palacios and his parents still live there. Shane grew up in Michigan, so he’s used to the water as well. Many of their leisure activities involve some form of water–fishing, jet skiing, sailing, and etc. Therefore, for this House Hunters, Shane and Justin want the perfect beachfront vacation home.

Shane and Justin met 10 years ago at a bar that Shane used to own. Now they both work in real estate. In addition to wanting a new vacation home, Shane sees the place as investment property, and Justin sees it as a way to be closer to family. They have a $375,000 budget.

Wish Lists

The pair mainly agree on most of their wish list items. They both want outdoor storage space to store their water gear. Shane and Justin also want nice amenities, for it to be by the water, and three bedrooms and two bathrooms.

Justin’s List: He wants a private pier, and to be close to family.

Shane’s List: He wants it to be turnkey and further from Justin’s family.

House #1, $374,000

The outside of this home leaves much to be desired. It needs serious landscaping, and it lacks a private pier. This home compensates for the lackluster lawn with a beautiful interior. It has a nice kitchen with a gorgeous matching island. Nearly each room in this home has a spectacular view of the water and the beach.

The design of this home is a bit awkward. It’s supposed to have three bedrooms and two bathrooms, but two of the bedrooms don’t have closets. They look like regular rooms that are posing as bedrooms. The master bedroom makes up for the other two rooms by being large, breathtaking, and having a luxurious ensuite to match.

House #2, $345,000

This home is very close to Justin’s parents house. Shane even comments that he can see their place from it, which automatically gives it a major strike for him. The place bounces back by having an excellent view of the lake. It also has three bedrooms that are actually bedrooms. The master bedroom and ensuite fit Shane and Justin’s checklists perfectly.

It has an open concept but it still doesn’t offer the private deck that they want. It does have a community deck.

House #3, $373,000

This place is a three bedroom, three bathroom home with a private pier. It also includes an extra bonus with a hot tub. The place has two porch/decks for them to lounge around. The bedrooms in this place is a bit smaller than the other two homes, and the master bathroom is very small.

The master bedroom has a great view that would make waking up in this place wonderful. An additional bonus with this place is that the third bedroom looks more like a separate apartment.

Decision Time: This one was hard to call because Shane and Justin’s reactions to each home was very similar. We ruled out House #2 because of it being so close to Justin’s family. House #1 seemed more fitting for them, but they seemed really set on a private deck and that’s was a part of House #3.

So they pick…House #3.

Instead of $373,000, they bought it for $365,000. Shane and Justin currently spend every other weekend in their new vacation home.
