Fixer Upper Recap: Season 5 Episode 2 – Family Seeks Spacious Upgrade

In last night’s episode of Fixer Upper season 5, Chip and Joanna help Emily and Bryce Sandvall find a bigger home. They need a four bedroom house for them and their three daughters and a big backyard. Joanna and Chip only have two homes that will work with their all in budget of $415,000.

The first house they go to look at is a five bedroom, two bath and it’s over 3000 square feet and its listed at $165,000 which leaves them a ton of money for renovations. The outside is brick, which they aren’t a fan of, but they would like it painted. The inside of the house definitely needs some work. The fireplace is really dated and it’s a lot of brick in the front room, but we all know that Chip and Joanna can fix that. The kitchen in this house is super small, but they have a plan to knock out a wall and open it up. There are four bedrooms downstairs and then a bonus “bedroom” upstairs, but Joanna tells them she would turn this into a game room with a space for the girls to do their homework and stuff.

The second home they look at it is a five bedroom, three bath and it’s only in need of some cosmetic updates. The kitchen and dining room would be combined and opened up, the living room would only need an updated fireplace and in the yard, the pool would need a safety gate. It is listed at $290,000 which leaves only $125,000 for renovations, but it doesn’t really need that much work. In the end, the Sandvall’s choose to go with second one because of the timeline. They can be in this one in 6-8 weeks compared to 4-6 months for the other project. Here is what the house looked like before!

When Joanna brings the Sandvall’s in to talk about the design plan, she tells them that her plan will actually bring them in $25,000 under budget. They are going to turn that huge dining room into a cozy breakfast nook, they are going to make the kitchen a little bigger by opening up the wall in between it and the new breakfast nook. They will be relocating the dining are to the other side of the kitchen for formal entertaining. The living room is going to lose the built ins, but gain some new window. The outside of the house is just going to be painted all one color.

The entire renovation goes without a major problem. Joanna incorporated some antique doors into the house to give it a little more character. The Sandvall’s decided that they wanted white cabinets in the kitchen instead of the grey that Joanna originally planned for so Joanna decided to get antique island for the kitchen and she had a table custom made for their breakfast nook. In front of the new windows in the living room, they put in some cute little reading nooks.

Other than that, Joanna and Chip put in a great laundry room with a mud room attached. The table for the breakfast nook is there, but it isn’t finished and Joanna was a little worried about this, but Clint, the guys who made the table, wanted to make sure it fit into the space first. It does fit and Clint tells Joanna he will stain it and poly it and the project was done and ready for the Sandvall’s to see! Are you ready to see it? Here it is!
